- Don't bid on a property unless you are sure about the details and specifics surrounding the circumstances of the property.
- Talk to experts, such as Realtors and bank representatives, who are going to know something about the property's location and surrounding neighborhood (such as comparables).
- Visit the site of the property, if possible, before you bid. Determine as much as you can from observation of the exterior of the home and the surrounding properties. One investor tells a story where he went to pay for a lien, only to find a redemption check waiting for him on the lien he bought; thus, he states that he obtained a return rate of infinity (to be mathematically correct, since it involved division by zero, the rate of return is actually not calculable).
In practice, the majority of tax liens are redeemed before the property is foreclosed; thus, the risk of loss is minimal.
